Buying and moving into a new home is an enormous cause for excitement for any family. Each and every one of you has a personal investment in making a new start to go with your new property. Your minds start to swim with visions of all the things you’ll be able to do together. All the meals you’ll prepare and enjoy together, all the Christmases and birthdays which will be celebrated there, all the memories your family will make in this next stage of your journey together. For parents, the act of moving can bring with it some benefits and challenges of its own when it comes to raising your kids. But while moving into a new home is undoubtedly exciting, it’s also incredibly expensive. With so many legal fees and administrative fees, the cash-conscious family may balk at the idea of a home inspection on top of all the myriad costs that come with moving. Is it really necessary?
I’m not going to buy the lede here, the answer is a resounding yes. A home inspection can give you peace of mind that’s worth way more than the cost of the inspection itself. If it results in an all clear, you can proceed with the sale knowing that the home is all that it appears to be. If it comes back with reports that are cause for concern, it puts you in a stronger negotiating position with the vendor. What goes into a home inspection?
We all know that a home, however much we may fall in love with it, can be hazardous to our health. A home inspection of your prospective new property is designed to ensure that you know what’s going on beneath the carefully constructed veneer that the vendors have created for you. While the inspection is visual and noninvasive it does give you an overview of;
- All electrical outlets and switches as well as the breaker panel.
- The condition of faucets and toilets is checked for function and correct water pressure.
- All windows are checked to ensure they open and close.
- Floors, walls, and ceilings are checked for any defects.
- Basement or foundation are checked for water leakage.
- Heating and cooling systems.
- Attic and any crawl spaces are checked and insulation assessed.
- Chimneys and flues are given a cursory assessment.
- The roof is checked thoroughly.
- The structure is checked for weather damage.
- The foundation is checked for cracks or other issues.
- The grading around the foundation is also checked.
What isn’t included
While a home inspection is invaluable it is not intended. As insurance or a guarantee that nothing will go wrong in future. While it’s fairly comprehensive it may not be all-encompassing. As they are noninvasive home inspections do not involve ripping up floors or drilling holes in walls. They also likely won’t include low voltage electrical systems like phone or cable TV lines, cosmetic features outbuildings or any pools, spas and hot tubs on the property.
While a home inspection is essential, it’s important to keep your expectations realistic.
